C|K Property Management, at Dickson Realty is a licensed property management and real estate company specializing in residential property management and real estate sales.

Residential:
Our fees are a flat 7% – 13%, Usually 9% with no hidden fees depending on the size of residential property
Commercial:
Property Owners Call us for pricing.
RENEWAL FEE
- No charge Most companies charge a $250.00 re-lease or renewal fees
SETUP FEE
- No Charge No set up fees if the property is rent ready
- Other companies charge as much as $249.00 set up and or 1/2 the first-month rent to take over management
NEW TENANTS FEE
- No Charge Other companies charge $249.00 for new tenant placement
What Does Our Property Management Pricing Include?
- Create and maintain a summary of your account, displaying incomes and expenses.
- Maintain a monthly running balance.
- Send out monthly activity statements to owners.
- Owners have the option of direct deposit or regular mail.
- All rent is collected on a monthly basis and timely payment is dispersed, recorded, and supervised by the property manager. If needed, the property manager files timely evictions.
- Collect rent and security deposits.
- Direct owner deposits
- Disburse expenses and provide monthly computer generated accounting statements.
- Resolve delinquent accounts, including evictions and collections.
- Coordinate repair work to qualified licensed contractors or handymen
- Owners will be notified before repairs exceeding $200.00 are made.
- Utilities are turned on or off as necessary as properties become vacant or as weather dictates.
- Scheduling and overseeing repairs and maintenance
- 24-Hour on-call

- Walk-through at move in and move out (includes pictures & video)
- Handle tenant relations and communications.
- Coordinate written lease agreements and determine appropriate terms of such agreements.
- Screen and qualify prospective tenants By credit, criminal record, income, and employment verification.
- Review and document the physical condition of the property and develop maintenance programs.
- Provide real estate services should the property be for sale or exchange.
- Mediate maintenance problems with tenant and maintenance person(s).
- Enforce HOA and other community rules

Our tenant placement fee if we are NOT managing the property and only installing a tenant is 50% of the first month’s rent or $500.00, whichever is greater, (Management is not included)
