How Much Does All This Cost?
Johnson Property Management focuses on providing the best value and best services for our clients. We caution people about choosing the cheapest out of town companies because you get what you pay for (hidden fees, poor communication, no accountability). By researching other property management companies we clearly see how we can provide the best-value and service. Doing Business since 2008.
Our pricing is simple and clear, with no hidden “junk fees” like charging tenants a management fee on top of for issuing statements, charging for phone calls, copies of keys or sending out a renewal notices.
Our Residential Property Management Fees:
Property Management fees range form 7.5% to 10% depending on property
- 9-10% for single family residence under $3,000.00
- 8-9% for a single family home $3,000.00 – $4,000.00
- 7.5% over $5,000.00 Per month
- For Multiple units/multi-family please call for pricing
- Low upfront cost.
- If the unit is vacant we don’t charge fees.
Commercial:
Between 5% and 7% Depending on size and type of Property.
Lease RENEWAL FEE
- No Charge. Most companies charge a $350.00 and or one months rent to renew a lease
SETUP FEE
- $199.00 Set up fee is to prepare the property, schedule repairs/cleaning, market and show the property, set up new tenants in the system.
- Other companies charge as much as $350.00 and or 1 months rent to set up for new management set up
Unit turn FEE
- $199.00 This covers the cost of online advertising, online rental software license, the cost of showing the property and qualifying new tenants.
- Other companies charge $350.00 and a large percentage of the first months rent for new tenant placement and turnover
What Does Our Property Management Pricing Include?
- 24 Hour Access to online Owner Portal create and maintain a summary of your account, displaying incomes and expenses.
- Send out monthly statements to owners.
- Direct deposit, Owners payment is sent direct deposit to owner bank account.
- Rent is collected and payment is dispersed, recorded, and supervised by the property manager. If needed, the property manager files timely evictions and schedules all repair.
- Collect security pet deposits.
- Resolve delinquent accounts, including evictions and collections.
1. A dedicated onboarding specialist works with you to develop your guidelines, so we know how you want maintenance problems to be handled. (Your maintenance guidelines can be customized for property groups and even for individual properties).
2. When a maintenance request is made by one of the residents through appfolio Online Portal it’s instantly directed to us. This streamlines the process and decreases the number of times maintenance technicians need to go to the property. We troubleshoot the request and either dispatch one of your preferred vendors or assign the work order to your team according to your guidelines. Not only does this save time, it also ensures your technicians and vendors are prepared to complete the repair with the necessary tools and parts.
3. All of our activity is logged in appfolio database, so you can track the status and stay informed.
- We partner with a network of service providers.
- Coordinate repair to qualified licensed contractors or handymen.
- Verify repair and dispatch appropriate vender.
- No maintenance markup.
- Owners will be notified all repairs before repairs are made.
- Utilities are turned on or off as necessary as properties become vacant or as weather dictates.
- 24-Hour on-call.
- Showing Units to qualified applicants.
- Walk-through at move in and move out (includes pictures & video).
- Handle tenant relations and communications.
- Lease agreements and enforcement and determine appropriate terms of such agreements.
- Screen and qualify prospective tenants By credit, criminal record, income, and employment verification.
- Review and document the physical condition of the property and develop maintenance programs.
- Mediate maintenance problems with tenant and maintenance person(s).
- Enforce HOA and other community rules.

Our tenant placement fee if we are NOT managing the property and only installing a tenant is 50% of the first month’s rent or $600.00, whichever is greater, (Management is not included)
