Financial Responsibilities

  • We Create and maintain an electronic summary of your account through Appfolio, displaying incomes and expenses and Monthly reporting.
  • Maintain a monthly running balance.
  • Send out monthly activity statements emailed to owners with Owner access to Owners accounting statements 24/7.
  • Owners receive direct deposit payments.
  • All rent is collected on the first by using auto-pay for tenants, payment is dispersed, recorded and supervised by the property manager.
  • If needed, we have experience with evictions, court processing and civil lawsuits.

Property Maintenance

  • Coordinate repair work to qualified licensed contractors or handymen.
  • Owners will be notified for approval of repairs exceeding $200.00.
  • Utilities are maintained by management as necessary as properties become vacant or as weather dictates.

Activities

  • Handle rental increases, tenant relations and communications.
  • Coordinate lease agreements and enforce the lease agreements.
  • Screen and qualify perspective tenants By credit/fico score, criminal record, income, previous landlord and employment verification.
  • Review and document┬áthe physical condition of the property and develop maintenance programs.
  • Collect rent and security deposits.
  • Disburse expenses and provide monthly computer generated accounting statements.
  • Resolve delinquent accounts, including evictions and collections.
  • Provide real estate services should property be for sale or exchange.
  • Mediate maintenance problems with tenant and maintenance person(s).

Fees: From 7% to 11%

Fees charged are among the most competitive available and will vary depending on property and amount of rent.
